8 June 2011 - Land sale concluded for Tesco Rainham distribution centre - Beam Reach 5 >

The London Development Agency has concluded the sale of land at Beam Reach 5 in Rainham to
Tesco's development arm Spen Hill.

The freehold sale of 35.2 acres of land paves the way for Spen Hill to build a new 550,000 square foot fresh distribution and processing facility for occupation by Tesco and create over 900 jobs.

The sale confirms Beam Reach as a key east London regeneration and investment location for business and jobs.

The proposed development received planning permission from the London Thames Gateway Development Corporation in February 2011.

The permission is for 2 phases - the first phase is for a Fresh Distribution Centre and a facility for processing and recycling used packaging. The second phase has outline planning permission for warehousing and other business uses with enhancements to the nature reserve and further landscaping.

Steven Kidd, London Development Agency Head of Development said:

Beam Reach is a prime business location, well positioned at the gateway to London, with excellent transport links. This deal with Tesco will create hundreds of local jobs and add to our plans for modern manufacturing, commerce, housing, education and employment."

Spen Hill Developments, Property Funding and Logistics Development Manager, Paul Bench commented:

We are extremely pleased to have completed the purchase of this important site which will enable our distribution to cope with our planned expansion in London and the South East.
More than 900 will be employed on the Tesco Distribution site when it opens in Autumn 2012 (as development on site has now commenced) and this number will increase to 1,200 once the site is fully operational. Recruitment will concentrate on providing opportunities for local people."

Beam Reach 5 is situated directly alongside the A13 at the Marsh Way interchange. As well as some remaining plots at Beam Reach 5, the LDA has business space development land available in Rainham at Beam Reach 8 in Ferry Lane and 17 acres of land at Beam Reach 6 in Courier Road.

The latest development adds to the momentum generated in March 2011 when the London Development Agency exchanged contracts with Premier Inn to build a hotel and restaurant at nearby Chequers Corner in Dagenham - a development that will create up to 80 new jobs.

Easter Group has handed over to tenants, two new completed developments totalling over 60,000 sq ft at Beam Reach 8

The first, Phase 2 of the Wincanton Data Records Management building at Beam Reach 8 is the 30,000 sq ft extension to the existing 90,000 sq ft 18 meter high building. Wincanton's now 120,000 sq ft facility also has the potential to be increased to 150,000 sq ft. The completed investment has been sold to Prudential Property Managers at an investment yield close to 7%.

The second hand-over by Easter Group is Phase 1 of MJF's new 18 meter high data records distribution building. The 31,500 sq ft extension was constructed on behalf of M J Flood of Dublin and heralds a new era for their business. Further land has been reserved for future expansion of Phase 2.

These two developments bring the total development at Beam Reach to in excess of 300,000 sq ft with the potential for a further 225,000 sq ft and the continuation of Easter's success at its flagship Thames Gateway site.

Savills and Kemsley LLP are the retained agents for Easter Group at Beam Reach 8.

London Development Agency signs up Tesco; over 900 jobs to be created in a new ca. 500,000 sq ft regional distribution and processing facility

The transaction confirms Beam Reach position as the premier East London regeneration and investment location for business and jobs.

The London Development Agency (LDA) is pleased to announce that it has exchanged contracts to sell the freehold of 35.2 acres at Beam Reach 5, Rainham, Essex, to leading international retailer Tesco, who, subject to planning consent will develop ca. 500,000sq ft of new regional distribution facilities in two main buildings.

The development by Spen Hill, the development arm of Tesco will start as soon as planning permission has been obtained; a planning application was submitted to the London Borough of Havering on 30th July 2010.

London Development Agency Head of Development Steven Kidd said:

“The LDA’s vision for Beam Reach is to give companies the benefit of a revitalised gateway to East London. This transaction with Tesco will create jobs and add to our plans for modern manufacturing, commerce, housing, education and employment.”

The LDA has agreed options for Tesco to purchase additional land at the 84 acre Beam Reach 5 site to enable further expansion of their support facilities and more local jobs.

Beam Reach 5 is situated directly alongside the A13 at the Marsh Way interchange and following the completion of the Tesco transaction a further 20 acres of land will remain available.  This land is in flexible plot sizes and is offered on a long leasehold/virtual freehold basis and can be adapted to occupier requirements, primarily for manufacturing use.

In addition to Beam Reach 5, the LDA has two other developments sites in the area.  Beam Reach 8 where there are a number of occupier opportunities across 11 acres and Beam Reach 6, a 17 acre developer opportunity.

Two New Development Deals Totalling 60,000 sq ft Announced - More jobs to be created at LDA success story

The London Development Agency (LDA) has completed two new land deals at Beam Reach 8 - adding to the continued regeneration of Rainham.

The separate deals will see the construction of two new buildings, totalling 60,000 sq ft. The buildings will be developed by the LDA’s development partner, Easter Group. The agreements are with Wincanton Data Records Management and MJF Data Management.

Wincanton Data Records Management has acquired a further 1.17 acres from the LDA to facilitate a 30,000 sq ft new extension to its current building at Beam Reach 8. Construction of the second phase has started on site with handover due this summer. The completed building will total 120,000 sq ft with potential for further expansion up to 150,000 sq. ft.

MJF Data Management, a leading UK data storage company has acquired from the LDA some 1.45 acres to accommodate a new 30,000 sq ft facility. Easter Group expects to start on site at the end of March and be ready for MJF occupation later this year.
